Property Management Platform

One operational foundation for property data, channel synchronization, guest messages and native apps.

The problem

Operational knowledge was scattered across conversations, and the company depended on an expensive third-party PMS. After automating parts of our revenue analysis, I proposed and independently built a central platform for the company’s property operations.

How it works

  1. 01

    Channels

Airbnb, Vrbo and Booking.com via Channex

  2. 02

    PMS

    Properties, rates, reservations and calendars

  3. 03

    Workflows

Inbox, leasing, owner reporting and cleaning

  4. 04

    Products

    Web, SwiftUI and Kotlin clients

What I built

  • Central property records, calendars, pricing, leasing inquiries and a unified inbox.
  • Channel synchronization through Channex for Airbnb, Vrbo and Booking.com.
  • Owner reporting, long-term rental status and service-request workflows.
  • Native mobile clients connected to shared backend APIs, including owner and resident experiences.
  • A direct-booking integration with Stripe authorization, capture and payment-state handling.

Engineering decisions

Start with the information everyone needs

A shared property record gives staff and automation a consistent place to obtain operational details. The AI and mobile products build on that same foundation.

Keep channel connectivity separate

Using Channex connects the PMS to multiple booking platforms while keeping the company’s workflows in its own application.

Describe cost with the right denominator

The replaced PMS was priced at approximately $150 per property per month. The in-house platform’s channel API fees average approximately $1 per property per month; this excludes hosting, development, maintenance and other operating costs.
